Property Manager – Lettings

�? Chief Happiness Officer… Just Kidding, it’s Property Manager! �?

Full Time
Monday to Friday – 9:00am to 5:30pm (plus alternate Saturdays 9:30am- 2:00pm because who doesn’t love a little extra Saturday sprinkle!) �???

Salary: £25,000 – £28,000 per annum basic + bonuses through referrals (Did we mention we’re also fluent in high-fives?) ????

Primary responsibilities include:
This role is like being the superhero of the Lettings Division, but without the cape (well, most days):
• Provide property management and tenancy support services to landlords and become their “Property Whisperer.” �???
• Ensure that all properties comply with current legislation (EPC’s, Gas Safety Certificates, EICR, PAT testing etc). Because who doesn’t love a good safety dance? ????
• Arrange inventories and check ins with the inventory clerk and play Sherlock Holmes in inspecting properties (No magnifying glass required, but pipe and deerstalker hat optional). ????????
• Liaise with contractors/outsourcing resources to ensure repair/maintenance works are carried out to a satisfactory standard. Channeling your inner negotiator extraordinaire! ????
• Ensure routine and additional property visits/checks are carried out in the required time trace and report findings (Think of it as your secret agent mission, minus the cool gadgets). ????????
• Draw up a schedule of costs based on checkout. Basically, being the ultimate numbers wizard. ???????
• Mediate and negotiate between the parties regarding the release of the deposit. You’re the Gandalf of deposit disputes – You shall not pass… without proper negotiations! ???????
• Ensure that relevant payments are instructed promptly and properly regarding contractors, deposits, and landlords (You’re the financial maestro in this symphony of property management). ????
• Full utilization of the Alto system (Because you’re not just a manager, you’re a tech-savvy wizard too). ???????

Key requirements:
• Previous experience in a similar role essential (Experience in herding cats, optional but appreciated). ????
• Be IT literate with experience of using a web-based case management (Ctrl + Alt + Property Management Magic). ????
• Candidates will need to be able to demonstrate that they can work on their own initiative without day-to-day supervision and will need organizational and diary skills to be able to repeat defined activities on a regular basis to communicate with clients and tenants (Basically, you’re the Property Manager version of James Bond, minus the tuxedo… unless you really want to wear one). ?????
