Contracts Manager – Property Services

Contracts Manager: Are you a Contracts Manager who can see things differently? If so, an ambitious property management and development company with an exciting outlook want to talk to you.

This Contracts Manager will have overall responsibility for the M&E maintenance contracts and future works for c.8,500 properties. This will include Health and Safety, all estate / facilities management, risk, and budget control. Reporting to the Head of Property Services, this is an exciting opportunity for an ambitious, energetic, communicative strategic thinker with superb management skills.

Responsibilities:

Directly manage 2 x M&E Compliance Surveyors, an Estate Services Co-ordinator and Contractors in running existing contracts and planning future works.

Managing the budgets and performance related to term contracts, reporting progress to the Head of Property Services and other key stakeholders.

Overall responsibility for estate mapping, grounds maintenance, communal cleaning and office facilities, taking full responsibility for all areas of risk and safety.

Manage the budget for statutory compliance, M&E servicing contracts and estate services, producing cost forecasts and financial reports against budget and expected outturns.

Produce accurate and concise reports on the progress of projects and programmes against budgets and planned outputs, reviewing services to deliver continuous improvements and value for money.

Skills & Experience:

Educated to HNC / HND level or with equivalent experience.

Knowledge and understanding of asset management related Health & Safety legislation, and / or estate facilities management.

Track record of delivering improved service performance with effective budget management of a range of projects valued up to £10m.

Mechanical, electrical, H&S or estates services management background.

Strong project management skills and the ability to form clear plans and objectives, with significant experience of service development and implementation.

Excellent communication and people skills across all levels, internally and externally, gained from a customer focused environment.

Strong IT skills to use a range of IT systems, and to be able to adapt to rapid changes in technology.
