A rare and exciting opportunity to join one of our Housing Associations based in London!
Do you have previous experience as a Housing Officer?
Are you an organised person with a passion for good customer service, and with a problem solving approach?
Then this could be the position for you! Our client is looking for a Housing Officer to act as the main point of contact for residents, and be accountable for delivering services to residents based in West London.
You must hold a valid driving licence and have access to your own vehicle.
Main Responsibilities: –
*Provide an excellent personal landlord service to residents in a small patch of homes, including regular communication and meetings with residents at their home (at least annually)
*Welcome new residents to the service, including a personal meeting in their homes, ensuring any issues are sorted out, and the level of customer service is high
*Ensure any anti-social behaviour issues are dealt with appropriately and quickly, liaising with the caseworker, patrol team and external agencies where necessary
*Ensure properties are maintained in a good condition by diagnosing, ordering and managing necessary repairs
*Ensure communal areas and neighbourhoods are clean, safe and well maintained by working with estate manager, contractors, cleaners or caretakers as required
*Let homes and manage re-lets ensuring empty homes are let as soon as possible and at the standard required
*Effectively manage the income and expenditure for all the properties on your patch
*Manage and monitor a repairs budget ensuring it works within financial regulations and is to the best value from contractors
*Collect rent and manage rent accounts, taking appropriate action to recover debt and referring cases to legal action where needed
*Calculate housing benefit entitlement for new residents and ensure residents have access to good benefit and debt advice
The Ideal Candidate: –
*Probes and gathers enough relevant information to understand situations, and suggest clear and practical solutions based upon the analysis
*Has the ability to express ideas or facts clearly, and to persuade others
*Shows confidence in performing their role independently
*Makes controlled and effective responses in stressful and difficult situations
*Is focused on achieving results to the required standards or higher
*Perseveres with an issue or problem until the matter is settled
*Exceeds customer expectations by displaying commitment to deliver good customer service
Experience required: –
*A DBS would be desirable, or the willingness to apply for one.
*Previous experience as a Housing Officer is essential
*Willingness to work evenings and weekends when required
*Excellent PC skills including Microsoft Word and Excel, email and calendar systems
*You must hold a valid driving licence and have access to your own vehicle.
