Salary: £19.8 per hour

A leading housing association is looking for a Supported Housing Tenancy Management Officer to be responsible for the effective and efficient provision of a tenancy management service to all supported housing properties within a specified area.

To contribute to the development of policies and procedures in relation to the management of supported housing and the developing social care agenda.

To work in close liaison with staff in the Commissioning and Support Service to resolve individual tenant problems in a sensitive way responding to individual
needs.

Duties and responsibilities

To provide a tenancy management service to all tenants and leaseholders living in supported housing within a specified area.

To work in close liaison with the support arm of the supported housing service for older people both locally and centrally based, recognising the advocacy function of support managers on behalf of those tenants.

To receive, specify and process requests for repairs from tenants in accordance with the Tenants’ Charter, or from support managers on their behalf. To visit where necessary to confirm the work required, report the work to be carried out and monitor the quality of that work.

To receive, process and specify pest control treatments upon notification of an infestation from tenants.

To process insurance claims and produce reports on such claims.

To initiate the process of voids. Monitor vacant properties within the specified patch, drawing concerns to the attention of other sections responsible.

To take action to recover vacant possession of properties occupied by squatters.

Make home visits to new supported housing tenants to provide advice on tenancy related matters. To advise new tenants of local community organisations and agencies active within their area, in addition to introducing their elected Tenant Representatives in the scheme.

To be responsible for enforcing Tenancy Conditions in liaison with the Legal Service, Anti-Social Behaviour team, police or other agencies including the support arm, taking appropriate action in the event of any breach.

To undertake home visits in connection with any supported housing tenancy / leaseholder matter or enquiry. To carry out tenancy checks. To identify abandoned properties or properties occupied without authorisation and take appropriate action to recover them.

To reply to any correspondence relating to patch, including housing management related complaints or members enquires. Produce reports on any housing management related issues relating to the post.

To advise tenants on transfers, mutual exchanges and other mobility schemes. To check and verify information on transfer forms. To investigate and produce management transfer reports and recommend appropriate re-housing options.

To be responsible for dealing with any incidents of harassment, nuisance, violence, neighbour disputes. To take action in accordance with Homes for Haringey Policy and procedures. To liaise with social Services, the Harassment Team and other agencies over the appropriate action to be taken.

To provide mediation to parties involved in neighbour disputes where requested. Initiate contacts with the Police, Social Services, Harassment Team and other agencies as appropriate, for example to apply for Anti-Social Behaviour Orders. To brief legal services on court proceedings in all cases and give evidence in court.

To support vulnerable clients, attend case conferences as appropriate and liaise with support services and other agencies.

Experience:

of Social Housing in a multi-ethnic community.
Experience of in depth interviewing with members of the public.
Experience of delivering a customer focussed service to residents
Experience of working in a social care environment
Experience of dealing with the needs of older people
Experience of safeguarding issues particularly to vulnerable older people.

Pay rate is 16.50 per hours
