Our client a national housing association are looking to recruit a number of sales and lettings advisor roles for their office in South Manchester.
The overall purpose of the job is to administer all home ownership initiatives and provide support to the Senior Sales Advisor and Group Head of Sales.
Main tasks and duties
A combination of some or all of the following:
Administer grant funded home ownership schemes such as Shared Ownership, and Rent to Homebuy.
Administer group disposals sales, and voluntary sales to existing tenants.
Be responsible for selling new build Shared Ownership properties, and letting any Rent to Buy properties, on a defined patch of developments to eligible applicants within target sales periods.
Liaise with internal and external parties to ensure all documentation and consents to support disposal sales are in place to effect quick completions once an offer has been accepted.
Ensure any new telephone or website sales leads are responded to within 1 working day.
Assess and determine eligibility for potential buyers and tenants including affordability assessments, ensuring all documentation required for auditing purposes is kept on property sales and lettings files.
Effectively manage waitlists/demand for new developments, ensuring customers are updated regularly on progress leading up to sales launch dates and achieving off-plan reservations on the back of early demand where possible.
Maintain current and accurate information on sales progress charts and other databases as required to enable performance data to be extracted within required deadlines.
Conduct viewings with prospective customers at sales developments, briefing them effectively on affordable housing schemes including Shared Ownership and Rent to Buy, selling all relevant aspects of the properties/development, and closing the sale.
Liaise with solicitors, valuers, and IFAs to ensure sales are progressed quickly to legal completion.
Conducting credit checks, validating references and carrying out move-in appointments for new Rent to Buy tenants.
Provide a professional, friendly and efficient service to all clients to ensure a smooth sales process, high levels of customer satisfaction, and avoid the potential for lost business.
Liaise with Development staff and building contractors on sales matters relating to new-build developments, such as programmed handover information, access to properties, and early provision of legal documentation required for plot sales contract papers.
Attend site meetings as required and feedback to Senior Sales Advisor and Group Head of Sales on progress with new developments.
Instruct sales valuations for new developments.
Assist with coordinating the marketing literature, advertising and promotion of new developments.
Booking of press adverts, ordering site signage, keeping website entries up-to-date, appealing and accurate, organising and manning sales launch events and open days.
Supervise weekend staff at show-homes – briefing them on the properties and Homebuy products available, Plumlife procedures
Identifying additional free marketing and advertising opportunities for new schemes.
Preparation of reports as required
Compile market research and competitor reports for new developments
At all times follow policies and procedures.
Continuously review and work towards achieving departmental, team and individual sales and customer satisfaction targets.
Accurate record keeping and timely completion of statistical returns including Core forms as appropriate.
Any other duties reasonably requested (this post will require regular out of hours working, including weekends)
Experience
Essential Desirable
Experience in a sales or lettings environment or in property related work
Experience of working in a customer-focussed environment. Experience of working within a Housing Association, Estate Agents, or for a House Builder
Knowledge & Skills
Essential Desirable
A basic understanding of marketing principles
A basic understanding of the processes involved in a home buying is essential
A keen eye for administrative details as you will need to understand and work within documented procedures
Effective communication skills both orally and written. Ability to explain facts and ideas clearly.
Other relevant property development/administration/marketing experience
Knowledge of home ownership initiatives such as Shared Ownership and Rent to Buy

Numeracy and literacy essential Alevel standard preferred
Other Requirements:
A clean driving license and access to a vehicle is essential for this post.
