Client Side Residential Manager – Belgravia Area
£45,000 – £48,000 + £5,000 car allowance + benefits

We are looking for a professionally qualified residential property manager for our prestigious client. You will be managing a portfolio of high value period residential properties close to the Belgravia area of London.

Delivering an integrated, fully compliant and truly professional building management service of a mixed-use portfolio of buildings within a designated location.

The role
*Delivering a high quality, accurate, legally compliant and efficient building and customer service with particular focus on administration of service charge process including, full customer consultation, budgeting, communication, monitoring of expenditure and reporting
*Point of ‘client’ contact for the Operations Team driving best in class delivery of Building services, maintenance and repair; Customer management; Health and safety and risk management compliance
*Working with the PPM team to ensure buildings are maintained in line with 10 year plans, coordinating and suggesting change where this fits in with other unplanned works (e.g. tenants’ works)
*Improving customer satisfaction with a particular focus on the directly managed portfolio including market let customers including the creation of customer management plans for key occupiers
*Using these relationships to identify opportunities for new business development
*Deliver and contribute to the development of our clients long term vision for service improvement with focus on designated occupiers, buildings and visitors.

Key responsibilities:
*Manage day to day customer relationships within the designated location, and particularly those in directly managed buildings, ensuring that any issues and opportunities are appropriately managed or escalated
*Input into product design and specification reviews as appropriate
*Ensure that sustainability and environmental improvements are promoted and implemented wherever possible with the agreement of lessees/occupiers
*Ensure customer and property data is kept up to date at all times
*Work with other Management Surveyors across the business to ensure consistency and to identify opportunities for improvement
*Communication and explanation of service charge budgets.
*Meet statutory requirements including Section 20.
*The management of service charge arrears Instruct and monitor service charge spend and communicating spend variances to customers
*Conduct routine property inspections
*Delivery of risk management – inclusive of health and safety, environment and sustainability – for the delegated activities under your control.
*Carry out safety responsibilities as set out in the applicable health and safety delegation letter
