They complete Design and Build, New Build, and Refurbishment projects with Private and Public sector clients in the education, residential, healthcare, industrial, and leisure sectors throughout the London and Home Counties areas. Aftercare Manager

This role is reporting into the Head of Quality and Aftercare based from the head office and visiting of sites and customers within predominately the South London areas. You will play a key role in managing aftercare on projects ensuring all quick efficient response to issues whilst managing the customers expectations.

Duties include:

* Managing Defects Liability Periods on projects assigned by Head of Aftercare – taking handover from construction team, arranging timely rectification of defects arising, discussion of design issues, ongoing support to clients & end users

* Agreeing works for Making Good of Defects with Contract Administrator/client, managing works to obtain certificates and final retention release within company KPI deadlines

* Managing sub‐contractors to resolve defects efficiently, monitoring retentions and ensuring contra‐charges are correctly assigned

* Managing Aftercare operatives, assigning tasks and ensuring time is filled productively

* Regular liaison with/reporting to HoA to update and discuss progress/costs and anticipate potential barriers to progress

* Supporting Aftercare Coordinator on a daily basis in responding to defect notices and queries from clients and sub‐contractors

* Regular visits to live projects to ensure familiarity at handover to Aftercare, and to assist with quality management processes to avoid recurring defects

* Assisting in investigation of reported Latent/historical defects as required by HoA Person Specification

You will have:

* Five years plus experience in a contracting/developer environment

* Experience in dealing directly with clients and‐users, ability to calm hostile situations and rescue failing relationships without over‐promising

* Methodical approach and good investigative/analytical skills

* Experience in managing skilled labour and sub‐contractors

* IT Literate – Word and Excel as a minimum

* Excellent communication, negotiation and prioritisation skills

* Open, collaborative and optimistic nature

* Stable permanent work history

Preferable

* Experience in either customer care, technical or site management roles

* Commercial understanding – experience of costing/order/contra‐charge processes

* Knowledge of contractual obligations, to clients and from sub‐contractors

* Knowledge of compilation and use of O&M manuals
