Salary: £15.6 per hour
As a Tenancy Services Officer you will be responsible for assisting with the day to day provision of an excellent, customer focused generic housing management service for residents.
You will actively contribute to developing and delivering the services in accordance with the objectives of the Company.
You will work across all aspects of the Company’s operations to ensure achievement of key objectives. Tenancy Services Officers will assist in contributing to initiatives intended to grow the business and the continued development and sustainability.
DUTIES AND RESPONSIBILITIES
The Tenancy Services Officer will be expected to undertake any duties consistent with their role within the organisation.
Ensure compliance with performance, quality and service standards, policies and procedures and ensure the highest possible standards of service to tenants in relation to income collection, anti-social behaviour and tenancy management.
Ensuring achievement of optimum performance and delivery of corporate and group objectives.
Ensure compliance with delivering on local performance plans and targets to ensure that meets top quartile performance.
Ensure compliance with delivering service improvements consistent with the organisations objective of delivering excellent services.
The Tenancy Services Officer will support the Tenancy Services Manager in cross functional working as required to deliver customer focused and value for money services at all times and specifically:-
To be accountable for the day to day management of approximately 500 dwellings plus storage sheds/garages in one of the defined areas of the Borough.
To play a full part in the provision of a local, responsive, housing service as part of the Tenancy Services Team.
To ensure that tenants comply with their Conditions of Tenancy in line with its policy and procedures.
To monitor all current accounts in arrears up to notice stage and to take appropriate action in accordance with the policies and procedures to minimise debts and maximise recovery.
To monitor hostel, garage and any other accounts in arrears up to notice stage and to take appropriate action in accordance with the policies and procedures to minimise debts and maximise recovery.
To monitor all circle anglia and other private sector accounts in arrears up to notice stage and to take appropriate action in accordance with the policies and procedures to minimise debts and maximise recovery.
To maximise customer income through welfare benefits advice and activity.
To be responsible for investigating and resolving low level reports of anti social behaviour/nuisance and the operation of effective anti social behaviour procedures to minimise and prevent anti social behaviour.
Work in full partnership with the Community Development Team to ensure effective rent arrears procedures to minimise debts and maximise recovery.
Work in full partnership with the Property Services Team to ensure effective response to reports of disrepair.
To carry out regular property/estate management/grounds maintenance inspections of the defined area to ensure compliance with health and safety regulations.
To carry out regular grounds maintenance inspections of the defined area to monitor the grounds maintenance contract.
Education / Qualifications
Minimum of 4 GCSEs (including English Language and Maths) minimum of 2 years income management or tenancy management experience
Willing to be trained under the Essex Police Community Safety Accreditation Scheme
Knowledge / Experience
Working knowledge of Housing Law/Welfare Benefits
Up to date knowledge of best practice within an income management service or a tenancy management service
Knowledge of Housing Law/Welfare Benefits
Experience of processing legal documentation and presenting and defending cases in court.
Ability to work to deadlines and balance conflicting demands.
Focuses on customer satisfaction and delivering a quality service to the agreed standards.
Able to demonstrate a common sense attitude to often complex situations.
You MUST be a car driver with your own vehicle for work purposes.
