We have a fantastic opportunity for a Quantity Surveyor to join our Special Projects team within Vistry Services, at our Brentwood office. As our Quantity Surveyor you will manage all of the Commercial aspects for your specified development(s) within Vistry’s portfolio of remediation projects.

A thorough knowledge across all areas of construction techniques RC Frame, Traditional Masonry and Timber Frame.
A strong analytical cost background with the ability to assess, analyse and evaluate the financial stability of sites through financial reporting.
A thorough understanding of Surveying, Buying and Estimating, with a specific and in-depth knowledge of preparing realistic construction budgets.
Experience of working as a D&B Contractor on refurbishment projects on buildings whilst in occupation would be highly advantageous but is not essential.
An understanding of external influences affecting the housing and property markets, with acute business acumen, vision, and strategic capabilities.
Working with procure to pay/cost reporting and document storage systems, such as COINS, Agresso, or Xpedeon.
Excellent personal skills including assertiveness, being decisive, flexible, good time management, organised, effective at leading / participating in meetings
Good communicator both written and verbal, works well under pressure and to strict deadlines with a pro-active management style and a real commitment to consensus and collaborative teamworking.
Methodical, conscientious and organised, works to deliver high standards.
A high level of mathematical ability and problem-solving skills, with a methodical and logical approach to your work; a proficient use of Microsoft Excel is essential for the role.
Ability to learn new computer systems such as Xpedeon/COINS (Payments & Cost reporting), Viewpoint/ForProjects (document storage and tender preparation).
Ability to prioritise as appropriate effectively negotiate, motivate, and communicate in order to influence others to ensure that the required objectives are met.
Articulate, clear and credible, and able to thrive under pressure in a fast-paced environment.
Able to contribute towards the resolution of disputes, problems and cost issues.
Able to work on own initiative, with the drive to take ownership of projects.
A general background knowledge in property, ideally refurbishment works and working with buildings in occupation combined with a relevant Degree level qualification.
Experience in the construction of various EWS and EWI on multi storey residential buildings.
Knowledge of Part B (Fire Safety) of the Building Regulations and associated Approved Documents.
Knowledge of the RICS EWS1, scheme and its application.
Knowledge of standards covering EWS materials and their construction.

To manage of all Commercial aspects for the project(s), Including:
Maintain all cost control procedures working within the guidelines set out within the Group policies and procedures. Responsible for the compilation of all weekly, monthly and quarterly reports as required.
Be aware of new materials and methods of construction which the company may employ, as well as a sound knowledge of latest regulations, codes of practice and NHBC requirements.
Responsible for all project cost control procedures, including managing and controlling the budget and valuations by always updating the estimated final costs, and having the ability to show absolute cost and value reconciliation.
Accurate costing for each aspect of site remediation.
Analyse and report on costs and cash flow using the support systems available.
Compile contractor recommendations for approval. The successful candidate will need to be able evaluate the contractors rates.
Process Subcontract orders, payments and variations, using Excel and Group payment system (Xpedeon/COINS) in line with Group policy and procedures.
Evaluate and agree variations and instructions, always aware of budgetary constraints, and ensuring that approval is obtained prior to agreement of variations in excess of the respective allowances.
Liaise with site personnel and subcontractors in order to maximise productivity.
Attend all project and team meetings as required, and present the Commercial position to the meeting.
Responsible for accurately controlling all commercial aspects and responsibilities with regards to the Client/Building owner.
Be aware of all codes of practice that impact on estimating e.g. Building Regulations, NHBC requirements, HSE.
Promote and act in accordance with Group values, systems, policies and procedures.
Ensure compliance with Group IT systems.
Working closely with other departments, including Technical, Development and Construction, you will attend project meetings to advise on all areas that may have a cost implication
Ensure that adequate controls and disciplines are in place and adhered to, constantly striving to review and update existing processes and procedures.
