Salary: £60,000 – £66,000 per year
PLEASE NOTE: Without previous experience of delivering FM and Real Estate Services in a similar role you will not be considered for this position.
A global leader in Real Estate services currently requires a Centre Manager to manage operational activities for a prestigious Estate in West London
Primary Responsibilities of the Centre Manager:
To develop and maintain a positive image of the estate in its location, ensuring the estate has an image to match the Asset Management strategy.
To be responsible for the drafting, control and reporting of service charge budget and expenditure for the site(s) in accordance with the agreed KPIs and RICs Service Charge code.
To have management responsibility for other staff located at the building, i.e. Assistant Building Manager.
To tender and place contracts for services relating to the site(s) and manage appointed contracts against agreed KPIs.
Conduct regular inspections of the building fabric and take appropriate action when required.
Ensure that the Estate Management team monitors all activities relating to the estate and its properties, reporting and taking action as appropriate.
To nurture and develop an effective working relationship with the tenants and ensure operational queries raised by them are dealt with effectively.
To work with key stakeholders and external consultants in ensuring a maintenance and repair programme is in place in accordance with the Asset Management strategy.
Key Skills / Knowledge:
A minimum of 3 years previous experience of working as a standalone Building Manager is essential
Able to use IT software such as Word, Excel, and databases.
Able to specify services, tender contracts and select service providers.
Able to delegate, supervise and develop junior team members.
Able to work as part of a team, supporting other team members and recognising the work of others.
Know and be able to apply legislation and policies relating to Health and Safety.
Know and be able to apply legislation and policies relating to Environmental protection.
Understand and contribute to the delivery of the clients investment objectives.
Apply the principles of service charge management to ensure compliance with all regulatory and procedural requirements.
Understand the operation of VAT and banking.
Understand the principles of contract law.
Understand how property is constructed and how plant works.
Understand insurance relating to buildings and the FSA regulations.
Understand the law relating to TUPE.
