Area Manager, £34,800 Swindon / Bristol PRD 349 AM
We are currently seeking a professional and capable field based Area Manager to lead our established Retirement team. The successful candidate will play an important part in maintaining our position as a leading property management services company.
Main Objectives of Area Manager:
To provide an efficient, cost effective management service to our customers and achieve the standards of performance set by Peverel to maintain its position as the leading manager of retirement housing and related services in Great Britain.

Retirement Area Manager: Reports to the Regional Manager and liaises with personnel up to and including Director level.
Area Manager main responsibilities:
- Responsible for adhering to the company standard as laid out in the Company Estates Management document by:
- Managing a portfolio of residential property and undertaking risk assessments for Health & Safety
- Undertaking a quality control inspection of administrative records, development services, communal grounds, Resident social activities/welfare, development maintenance, and cleanliness
- Conducting regular management visits within 12 weeks
- Presenting draft budget meetings, and audited accounts meetings each year
- Managing overall control of all cost heads, producing budgets, and accounts for presentation to the Residents
- Negotiating contracts with preferred contractors and overseeing contractor performance
- Recruitment: Ensuring vacancies are filled in a timely and cost effective manner, and recruiting quality staff
- Supporting and managing House Managers’ performance and co-ordinating House Manager Conferences
- Identifying staff training needs and evaluating the training carried out to meet those needs.
- Dealing with technical issues and liaising with technical staff concerning major building works, etc
There will be considerable travelling and Area Managers will be expected to work from a self-imposed rota of visits that will involve working outside normal business hours at times.
Area Manager attributes:
Essential:
- Educated to ‘A’ level/NVQ level 3/4 standard (or equivalent)
- A full driving licence with no more than 6 points
- Extensive previous experience in a management position, ideally gained in a housing related industry
- Customer service experience including handling complaints and circumstances of conflict including excellent letter writing skills
- Understanding of office systems and procedures including Word, Excel and Outlook
- Budget/accounts preparation and delivery and solid Business Acumen
- Knowledge of Residential Landlord & Tenant legislation
- Ability to effectively chair meetings
- Company ECS training is essential
Desirable:
- Homeworking or multi-site experience is an advantage
- Experience working with the elderly is an advantage
- Presentation / public speaking skills are an advantage
- A professional qualification such as IOH, IRPM, or RICS
- ARHM Code of Practice
