Connect2Luton are excited to recruit a Area Building Control Surveyor on behalf of Luton Borough Council within their Place & Infrastructure department!
As Area Building Control Surveyor you will be responsible to effectively deliver a day to day operational service in line with adopted policies, providing technical advice to stakeholders and staff as required and support in identifying new income streams and maximise existing income streams.
About the Role:
Provide technical advice and support to contractors, clients and businesses on a wide variety of complex building control matters which may include sensitive situations and be able to successfully negotiate with relevant parties to reach an agreed resolution within appropriate acts and regulations and adopted policies and within scope of qualifications and experience on complex matters.
Undertake a variety of complex proactive and reactive enforcement activities in line with Council’s adopted Enforcement Policy and meeting the Building Control performance standards including acting as Expert Witnesses and where appropriate attend Court proceedings.
Respond to and enforces the process of serving notices under various parts of the Building Act as required (demolition, enforcement, Initial Notices etc) as part of LBC’s Statutory Powers.
Implement the Marketing Strategy that will promote a commercially focuses Building Control service to retain and generate income in line with business plan projections. Identify day to day marketing opportunities and new income streams that arise through contact with clients etc.
Participate and make professional assessments in the Council’s Dangerous Structures response including out of office hours and deal with in line with Council’s adopted Dangerous Structures policy.
Support the Safety in Sports Ground activities in providing advice to ensure compliance is met.
To undertake checking of simple structures and calculations including the use of software and / or first principles.
Maintain full and accurate records on a timely basis on the Council’s Uniform Database and / or other bespoke IT software as required.
Skills:
In-depth experience of appraising building regulation submissions on commercial and domestic properties.
In-depth experience of undertaking enforcement action.
Experience of promoting and marketing Building Control service to generate income.
Able to take a lead in consulting, negotiating and persuading developers, investors stakeholders, and other agencies
Able to manage conflicting deadlines and achieve targets
Able to work in a commercial business to generate income
Able to demonstrate professional judgement in the use of Statutory Powers and implementing them on a timely basis.
In-depth knowledge of Building Regulations and allied legislation
Full membership of RICS, CABE, CIOB or equivalent
