Salary: £42,439 per year

Our client is seeking an experienced Building Maintenance and Social Housing professional for an intrim position to take responsibility for the delivery of their repairs service incorporating responsive, planned and cyclical maintenance within their area to the west of the Norfolk region.

The suitable applicant will provide direction and effective line management to the supervisors and responsibility for the performance and delivery and support the Maintenance Director in developing the repairs delivery function and setting the future strategy of the service.

Job Purpose:

This is a Group Management Role within the organisation with the purpose of ensuring effective delivery of the repairs service.

The postholder is responsible for effective and efficient delivery of the Association’s housing maintenance functions incorporating responsive, planned and cyclical maintenance (excluding gas) within their area.

To provide direction and effective line management to the supervisors and responsibility for the team performance and delivery.

To assist and support the Maintenance Director in developing the repairs delivery function and setting the future strategy of the service

Qualifications and Experience

– Sound knowledge of housing law, building construction law and regulations, health and safety legislation and performance standards and indicators
– Experience of managing and monitoring performance of a multi-disciplined team over a geographical area and the ability to manage positive change
– Professional qualifications at the discretion of the Group
– 3-5 years management experience within a similar environment.
– Demonstrable relevant commercial awareness

Scope

– Line Manage the Maintenance Supervisors within area for maintenance delivery, improvement and technical matters.

– To regularly review the efficiency of the maintenance service and recommend improvements to ensure ongoing value for money and effectiveness.

– To consult effectively with residents and their representatives on all relevant aspects of the maintenance service to ensure high levels of customer care and satisfaction

– To deal with Customer complaints escalated to level 2.

– To carry out Void Inspections for properties, ensuring a consistency of approach with other Delivery Manager(s) and passing on actions / plan of works to the Maintenance Supervisors

– To line manage the delivery of all programmes of planned and cyclical maintenance work (including Aids and Adaptations) delivered through the repairs service or through contractors in their area, liaising with other Property Teams to determine the nature and extent of the works as required.

– To cover for Maintenance Supervisors during periods of absence.

– To support the Maintenance Director to deliver within budget and to the agreed performance standards the reactive, void and cyclical maintenance service

– When requested to provide data and information to the Maintenance Director to assist them in preparing reports on the service.

– To support and monitor the performance of the maintenance services including budgetary control and completion of works within predetermined target periods. Maintenance services include all internal or external instructed works that relate to the repair function, and any other capital projects that are delivered through the repairs delivery service.

– To monitor the performances of the Association`s contractors and partners.

– To assist the Maintenance Director in setting annual budgets for the delivery of the repairs service.

– To contribute to the review and improvement of policy and procedures within the repairs delivery function.

– Responsible for identifying and agreeing staff/team training needs and encouraging, supporting and evaluating staff training and development in line with business objectives. To promote the staff training throughout the BRS Operatives.

– To undertake such other duties of a similar level of responsibility as may from time to time be reasonably required

– To be prepared to respond to the needs of the business / service and cover any geographic area of the business

– Undertaking such flexible and additional working hours as may be necessary, within reason, to facilitate the efficient fulfilment of the Group’s functions and services

– Work in a safe manner in accordance with the Group’s Safety Policy and Procedures

– To participate in Business Continuity (BCP) and assist the Maintenance Director in the delivery of maintenance BCP activities

– You are required to comply with the Group`s Equality & Diversity policy and procedures and may be required to Champion in promoting them

– The post is accountable for their teams performance in terms of meeting targets, deadlines and ensuring excellent customer service

– As part of the Group management team you are expected to actively participate in the relevant management meetings enabling you to understand the pressures and performance levels of other teams.

– To ensure the Team`s activities are compliant with procurement legislation as so far as this relates to repairs delivery.

– Required to participate within the Out of Hours Rota
– Full driving licence is essential as travel throughout East Anglia is required.
