Salary: £36,000 – £42,000 per year
***Contracts Manager Wanted – Exeter***
Working in the Domestic Social Housing market, the main purpose of this role is to manage a number of Build and Fabrics contracts ensuring they are delivered safely, on time, to budget and with high levels of client satisfaction. To run the contract from handover to final completion.
Responsibilities:
Take ownership of all aspects of each project
Ensure staff have received or are planned to receive adequate training to carry out their role on the project.
Ensure sub contractors and or suppliers are engaged in the works
Ensure that as an individual compliance with all aspects of company procedure and policy is maintained and that this is followed through by all parties engaged in the works
Preparation and management of the contract programme
Project direction, focus and consistency across a number of schemes
Supervision and responsibility of the Site Manager, including the following areas;
Health and Safety Issues
Quality Control
Liaison with the client and contract administrator on both a formal and informal basis
Ensure compliance and planning supervisor requirements
Application for all licences, permits etc and ensuring they are in place prior to contract commencement
Ensuring that site set up works is complied with
Co-ordination with sub-contractors and appointment of them in conjunction with the project surveyor
Attendance, preparation and reporting for all meetings in relation to the project
To have a clear understanding of the way the job is priced to enable us to take full benefit of any opportunities for variations, change is specification or scope of works to maximise profit
To make regular site visits to inspect the job. During these visits the following must be checked:-
Check and sign the Contracts Managers, Site Managers weekly check list
Ensure that all inspections are carried out
Ensure that all necessary permits are completed
– Work being carried out to specification
– Health and Safety issues
– Quality Control
– Any other appropriate checks
Check the paperwork is in place
– Programme status
– Method Statements
– Site Diaries
– Labour Returns
– Material Requisitions
– Allocation sheets
